For landlords in England
Your landlord register entry, done for you
From 15 December 2026 every landlord in England must register each rental property, with its gas, electrical and EPC certificates, and keep the record up to date within 28 days of any change. Send us your certificates and we do the rest.
What you get
£29 a year, up to 3 properties
- We read the dates off your certificates and tell you what is missing or expires before your deadline
- Everything the register asks for, prepared property by property and ready to copy in
- Reminders before each certificate and your annual £65 renewal fall due, so your record stays up to date within the 28 days
- One place that holds your papers, so you can find them when the council or a tenant asks
Only the landlord can hold the registration, so we can't submit it in your name. Everything is ready to copy in, and entering it takes minutes.

Questions landlords ask
Do I have to register my rental property?
Yes, if you rent out a property in England on an assured or regulated tenancy. Every landlord must register themselves and each property. Joint landlords each register.
When is my deadline?
It depends on where the property is, not where you live. Registration opens region by region from 15 December 2026 (West Midlands first), and each region has 3 months. The last deadline is 14 November 2027 (South West).
How much does it cost?
£65 per property per year, with no VAT. Registering yourself as a landlord is free. During the rollout the first year’s fee is pro-rated, and all your properties then renew on one date.
What do I need to register?
A GOV.UK One Login, property details, your gas safety record (if there is gas), electrical safety report (EICR), EPC, tenancy and rent details, and any HMO or other licence numbers. You can add certificates up to 28 days after registering.
What happens if I don’t register?
Your council can fine you up to £7,000. False or misleading information, or repeated breaches, can mean up to £40,000, and tenants can apply for a rent repayment order.
Do I need to register an empty property?
Not during the rollout. Until 14 November 2027 you only register properties that are let, or become let. In future, empty properties will need registering before you advertise them.
Can Landlord Papers register for me?
Only the landlord can hold the registration, so no one can submit it in your name. We get everything ready, property by property, so entering it takes minutes, and we keep your record current afterwards.
Can my letting agent register for me?
Agents can enter some details, but you stay responsible for the registration and for keeping it up to date within 28 days of any change.
Is this the official register?
No. The official service is "Register your rental property" on GOV.UK. Landlord Papers is an independent service that gets your documents ready first and keeps them in order afterwards.
Is the deadline checker free?
Yes. It is free, needs no account, and nothing you type is sent to us unless you ask for an email reminder.
