East of England landlord register: opens 15 January 2027
Every landlord with a rental property in the East of England, including Norwich, Cambridge, Peterborough and Ipswich, must register it, with its gas, electrical and EPC certificates, before midnight on 14 April 2027.
Opens in 73 days. 162 days until the deadline.
What you get
£29 a year, up to 3 properties
- We read the dates off your certificates and tell you what is missing or expires before your deadline
- Everything the register asks for, prepared property by property and ready to copy in
- Reminders before each certificate and your annual £65 renewal fall due, so your record stays up to date within the 28 days
- One place that holds your papers, so you can find them when the council or a tenant asks
Only the landlord can hold the registration, so we can't submit it in your name. Everything is ready to copy in, and entering it takes minutes.

East of England: questions landlords ask
When can I register a rental property in the East of England?
Registration for the East of England opens on 15 January 2027. You can also register early, from 15 December 2026, if you would rather get it done.
What is the deadline for the East of England?
Before midnight on 14 April 2027. That gives landlords in the East of England three months from the day registration opens.
Which areas are in the East of England?
The East of England is one of England's nine official regions and includes Norwich, Cambridge, Peterborough, Ipswich, Luton, Chelmsford and Southend-on-Sea. The deadline follows where the property is, not where you live, so check each property's postcode.
What if I own properties in more than one region?
Each property follows its own region’s deadline. You can register all of them at once from 15 December 2026, and they then share one renewal date.
How much does it cost?
£65 per property per year, with no VAT. Registering yourself as a landlord is free. During the rollout the first year’s fee is pro-rated, and all your properties then renew on one date.
What do I need to register?
A GOV.UK One Login, property details, your gas safety record (if there is gas), electrical safety report (EICR), EPC, tenancy and rent details, and any HMO or other licence numbers. You can add certificates up to 28 days after registering.
What happens if I miss the East of England deadline?
Your council can fine you up to £7,000. False or misleading information, or repeated breaches, can mean up to £40,000, and tenants can apply for a rent repayment order.
