For example, a flat in Birmingham must be registered by 14 March 2027. If its gas safety record expires on 2 February 2027, the tracker flags it as expiring before the deadline, so you renew it first. Dates from GOV.UK’s guidance for landlords.

Is there a free tool to track gas certificates, EICRs and EPCs for my rentals?

Yes. This tracker is free and needs no account. Add each property and its certificates, and it shows which are ready, missing, expired or expiring before that property’s landlord register deadline, with calendar reminders you can download.

Which certificates does the landlord register ask for?

A gas safety record (if the property has gas), an electrical safety report (EICR) and an Energy Performance Certificate (EPC), plus any HMO, additional or selective licence number. You can add certificates up to 28 days after registering.

When is my landlord register deadline?

It depends on where the property is. Registration opens region by region from 15 December 2026 (West Midlands first), and each region has three months. The last deadline is 14 November 2027 (South West).

What if a certificate expires after I register?

Renew it and update the property’s record within 28 days. The register has to be kept up to date with any change.

Do you store what I enter?

No. The tracker runs in your browser. Nothing is sent to us unless you ask for an email reminder.
