The expiry or next-due date is printed on each certificate. Leave any you don’t have yet blank.

How often each certificate is renewed

  • Gas safety recordEvery 12 months. Only if the property has a gas supply. HSE
  • Electrical safety report (EICR)At least every 5 years. By a qualified electrician. GOV.UK
  • Energy Performance Certificate (EPC)Valid for 10 years. Rated A (best) to G (worst). GOV.UK

For example, a gas safety record that expires on 2 February 2027 gets a reminder on 3 January 2027, time to book the engineer before it runs out. Once your property is on the new landlord register, update its record within 28 days of each new certificate (GOV.UK).

Questions landlords ask

Is there a free app to remind me when my gas safety certificate and EICR are due?

Yes. This page is free and needs no app or account: enter each property’s expiry dates and download a calendar file that reminds you 30 days before each certificate is due, in Google, Apple or Outlook calendar.

How often does a landlord need a gas safety check?

Every 12 months, for every gas appliance, fitting and flue the landlord provides, carried out by a Gas Safe registered engineer. Only properties with a gas supply need one.

How often does a rental property need an EICR?

At least every 5 years. The electrical installation must be inspected and tested by a qualified person, and the report can recommend an earlier date.

How long does an EPC last?

An Energy Performance Certificate is valid for 10 years. A rental property needs a valid one when it is let.

Do I need to update the landlord register when I renew a certificate?

Yes. Once a property is on England’s new landlord register, you must keep its record up to date within 28 days of any change, which includes a new gas, electrical or energy certificate.

Do you store my dates?

No. The dates stay in your browser and go into the calendar file you download. Nothing you type is sent to us.
