Where the questions come from

Every row is from GOV.UK’s guidance for landlords (checked 3 November 2026), except the region and deadline, which help you plan. You sign in with your own GOV.UK One Login and start the registration yourself. Certificates can follow within 28 days, and after that you update the record within 28 days of any change.

Rather we filled it in for you?

Send Landlord Papers your certificates and we fill in every row, property by property, and remind you before anything expires. £29 a year for up to 3 properties. We never ask for your GOV.UK One Login, never take the £65 government fee and never submit anything in your name. Join the waitlist.

Questions landlords ask

Is there a free template for the landlord register in England?

Yes. This worksheet is free, needs no sign-up and prints one sheet per property, with a space for every answer the “Register your rental property” service asks for: your details, the property, the tenancy and rent, your gas, electrical and EPC certificates, any licence, and agent or freeholder contacts.

What information do I need to register a rental property?

A GOV.UK One Login, your contact details and a correspondence address in England or Wales, the property’s address, number of bedrooms and rental status, the tenancy and rent, evidence of a gas safety certificate (if there is gas), an electrical safety certificate and an EPC, any HMO or other licence, and contact details for any managing agent, superior landlord or freeholder.

Can I register before I have all my certificates?

Yes. You can add the property information up to 28 days after registering. If it is still missing after 28 days, the property’s registration may be deactivated.

Do joint landlords each fill this in?

Each joint landlord must register. One of you registers the property and invites the others, so one worksheet per property is enough, with every joint landlord’s name and email on it.

Is this an official form?

No. It is an independent worksheet based on GOV.UK’s guidance for landlords, checked on 3 November 2026. You still enter your answers on GOV.UK yourself.
