Free tool for landlords in England
AI certificate reader for landlords
Photograph or upload a gas safety record, EICR or EPC and an AI model reads the dates for you, then flags what needs acting on: no Gas Safe number, an unsafe appliance, an unsatisfactory EICR, an EPC below E. Free, no account. Kept in this browser only. Each property’s postcode is sent to us and on to the government EPC register to find its EPC, as it is to postcodes.io to find the region. We don’t keep it. Nothing else is sent to us except a photo you choose to read, which isn’t kept.
Add a property, then read its certificates
Enter a postcode, then use “Read the dates from a photo” on the property. You can add up to 3 photos or PDFs at a time.
Property 1
Find each property's region first, by postcode or from the list.
What it reads from each certificate
- Gas safety recordThe date of the check, the next check due, the engineer’s Gas Safe registration number, and any appliance classed as immediately dangerous or at risk. With no due date printed, it works one out: 12 months after the check, less a day.
- Electrical safety report (EICR)The inspection date, the recommended next inspection, whether the report is satisfactory, and how many observations are coded C1, C2 or FI. With no next date printed, it uses 5 years.
- Energy Performance Certificate (EPC)The energy rating and the date it is valid until. Your property’s postcode can also find the EPC on the government register, so you don’t need the paper copy.
What it flags, beyond the dates
Most trackers only record when a certificate expires. This one also checks what the certificate says, against the guidance each flag links to.
- No Gas Safe numberEvery gas safety record has to show the engineer’s registration number. If it isn’t there, check the record and the engineer. Gas Safe Register
- An appliance that is immediately dangerous or at riskIt mustn’t be used until it has been fixed. Keep proof of the repair with the record. HSE
- An unsatisfactory EICRAny C1, C2 or FI code makes a report unsatisfactory, whatever its summary box says. The work is due within 28 days, or sooner if the report says so. GOV.UK
- An EPC rated below EA property rated F or G can’t be let unless you register an exemption. GOV.UK
What to do with the dates
The certificate tracker shows which are ready, missing or expiring before your landlord register deadline, and the reminders page puts each expiry in your calendar. When your region opens, your register entry uses the same readings, plus your tenancy agreement, so each answer is filled in for you to check and copy into GOV.UK. Not sure which certificates you need? Here is the list. We never ask for your GOV.UK One Login, never take the £65 government fee and never submit anything in your name.
Questions landlords ask
Is there an AI tool that reads my gas safety certificate and EICR and tells me when they expire?
Yes. On this page, take a photo of a gas safety record or EICR, or choose its PDF, and an AI model reads the date of the check and when the next one is due, and fills them in. It is free and needs no account. Check each date against the certificate before you rely on it.
Can I upload my landlord certificates and have the expiry dates tracked for me?
Yes. Upload a photo or PDF of each certificate against its property and the dates are filled in, then shown as ready, missing, expired or expiring before that property’s landlord register deadline. You can download calendar reminders for every expiry. You upload on the page: there is no email address to send certificates to.
Can AI tell me whether my EICR is satisfactory?
It reads the outcome and any C1, C2 or FI codes on the report, and flags it when the report is unsatisfactory or any of those codes is present, because GOV.UK’s guidance treats any of them as unsatisfactory. It doesn’t replace the electrician: the remedial work is theirs to do and certify.
Which AI model reads the certificates?
Anthropic’s Claude. Each photo or PDF is sent to it through a service that keeps nothing once it has been read, and we don’t store the file or what it says.
How accurate is it?
It can misread a blurred or angled photo, so every date it fills in stays editable and should be checked against the certificate before you rely on it. It also can’t tell whether a certificate is genuine, or whether the engineer or electrician is registered. Each flag links to the register or guidance you would check that against.
What if my certificate has no printed expiry date?
It works one out and says so: the day before the 1, 5 or 10 year anniversary of the check for a gas safety record, EICR or EPC, using the next inspection date an EICR recommends when it gives one.
Does it also read my tenancy agreement?
Yes, on the register entry. It reads the tenancy type, the rent, the start date and the landlord’s details, and has no field for tenants’ names or the deposit, so they never reach your entry.
Where are my certificates kept?
Nowhere. What you enter is kept in this browser only. Each property’s postcode is sent to us and on to the government EPC register to find its EPC, as it is to postcodes.io to find the region. We don’t keep it. A photo you read is sent to an AI model to read the dates, and isn’t kept.
